Read All FAQsA management survey is intended for normal occupation and foreseeable maintenance, so it may not investigate concealed materials within a refurbishment area. Give the surveyor the exact work specification before contractors start. An intrusive refurbishment survey is normally needed where the proposed work could disturb hidden asbestos in the building fabric.
An asbestos finding does not automatically mean removal. Material condition, location and the likelihood of disturbance guide the management decision. Some materials can remain in place with suitable controls and condition monitoring. Damaged materials or those affected by planned works need a specific assessment before deciding on repair, protection or removal.
A photograph cannot confirm whether a material contains asbestos. It can help a competent person understand the setting and plan an inspection, but identification requires representative sampling and specialist laboratory analysis. Do not disturb the material to improve a photograph or obtain a sample yourself, especially if it is already damaged.

Stop the affected activity, avoid disturbing the material and inform the person responsible for your site.
